These assets (US opportunistic) typically tend to be brownfields (environmentally at risk real estate).

http://www.nemw.org/brownfields.htm
History and Overview
The Northeast-Midwest Institute has been at the forefront of brownfield policy development and information dissemination since the early 1990s, when the Institute organized the first brownfields conference in Chicago in 1991 and published the landmark New Life For Old Buildings. This report was the first to analyze the legal, regulatory, and financial barriers to cleaning up and reusing old industrial sites.

*kontaminiertes Industriebrachland*,
wie Harry angedeutet hat hat. siehe :
www.rgit-usa.com/PDFs/pl-022001.pdf
\"....The Brownfields Revitalization and Environmental Restoration Act of 2001 would promote the cleanup and reuse of brownfields (contaminated industrial sites)...\"

potentiell kontaminierter Boden
With certain legal exclusions and additions, the term `brownfield site' means real property, the expansion, redevelopment, or reuse of which may be complicated by the presence or potential presence of a hazardous substance, pollutant, or contaminant.

Bzw: potenziell ...

: Nichts für ungut, but I think this is too vague. I'm convinced we need the word "Brache" in there somewhere.
